


Rules & Regulations
For the pleasure and comfort of our residents, we ask that all residents and visitors observe the following rules.

Notice:
As a guest of Adelaide Shores RV Resort LLC, you assume responsibility for your conduct and actions as well as assume responsibility for any guest you bring into the resort.
Theft, Accidents, or Injuries:
Adelaide Shores RV Resort LLC and Staff are not responsible for any loss of valuables, accidents, or injuries.
General Rules & Policies:

The resort speed limit is 15 mph.
-
Please obey all street signs. This includes vehicles, golf carts, bicycles, and pedestrians.
-
Residents are required to check in with the office before entering the resort. Check-in includes; all rents paid in full and a lease signed for the duration of the stay.
-
Residents must check in all overnight guests at the office before they enter the resort.
-
Anyone causing a disturbance or disrupting the atmosphere of the resort will be asked to remove themselves from the premises.
-
Peddling, Soliciting, and Commercial Enterprise are not permitted.
-
Subletting of RVs and RV Park Models is not permitted.
-
No garage, porch, lawn, yard, or similar sales shall be conducted in the resort.
-
Each site is allowed one single name sign and/or lot number sign to be displayed.
-
One ‘For Sale’ sign may be placed in one window of the RV/RV Park Model.
-
No for-hire, wanted, political, or any other kind of sign may be displayed in the resort.
-
No fence of any type is allowed on site.
-
One umbrella-type clothesline is allowed per site and must be mounted behind the RV/RV Park Model. All clotheslines must be removed when the resident is not residing in the resort.
-
Residents are asked to conserve water. Lawn Watering shall be conducted in accordance with the Water Guidelines posted in the mailroom. If management believes you are not conserving water, one warning will be issued. After the first warning, a fee will be charged for excessive water usage. Watering the lawn with a hose and sprinkler is not permitted.

Automobiles and RVs may be washed on the site. Shut-off nozzles are required on all hoses during washing. Washing Automobiles & RVs on the road is not permitted.

All modifications done to resort utilities including sewer and water lines must be approved and performed by resort management and staff only.
-
No parking or driving on the grass.
-
Boats are not allowed to be parked on the street or RV sites at any time.
-
Park; cars, trucks, motorcycles, and golf carts on your designated site only. Vehicle owners are responsible for towing fees if vehicles are parked on open sites or in unauthorized areas.
-
Motor vehicle repairs in the resort are prohibited; except for emergency repairs such as tire changing and battery replacement. Tires, batteries, oil, and other toxic items are not permitted in the resort dumpster, anyone found dumping these items will be fined.

Changing Automobile Oil on sites is prohibited. Oil may be changed in the storage area when approved by management; a proper container and proper disposal methods are required. Dumping of used oil on the resort grounds is not permitted.

Profanity is not tolerated. Repeat offenders will be asked to leave the resort.
-
No Smoking in any of the resort buildings, shuffleboard courts, pool, or pool deck. Please smoke in designated areas only. Smokers must extinguish and properly dispose of all cigarette butts. For the cleanliness of the resort, Don’t throw cigarette butts on the ground. No open ashtrays are allowed in common areas.

Crossing Sites on foot, bicycle, or golf cart is strictly prohibited.
-
One small propane fire pit is permitted per site provided; it uses a propane tank not to exceed 20 lbs., the propane tank is concealed and hidden from view, it’s used a minimum of 15’ inside the lot line and kept on concrete. Other than one small propane fire pit, no burning or open flame is permitted on sites.

All awnings must be attached to the RV/RV Park Model. No additional screen rooms or tents are permitted on site.
-
No boats, boat trailers, or trailers may be kept on sites, or parked in the clubhouse or bathhouse parking lots. All items must be placed in Resort Storage or Off-Site Storage.
-
Only one RV per site. This includes small RVs.
-
All sites are to be kept neat at all times. No trash or household items are to be left outside of the RV/RV Park Model. All trash must be placed in the resort dumpsters.
-
No carpets, rugs, or any other items are permitted to cover the grass.
-
No type of household appliances, such as refrigerators or freezers are allowed to be placed on the outside of the RV/RV Park Model.
-
Disturbing noises are not allowed at any time.
-
Ham radios are not allowed in the resort.
-
One flag pole is permitted per site. No political flags allowed.
-
Individuals must hold a Current Driver’s License and Appropriate Insurance to operate any motorized vehicle in the resort; this includes golf carts.
-
Bicycles may be used during daylight hours. If equipped with a headlight and tail light; Bicycles may be operated after dark with caution.
-
Cutting, tying to, or hanging from resort-owned trees is prohibited.
-
From November 1st through April 30th; lawn waste will be picked up on Mondays, Wednesdays, and Fridays at all sites. All grass clippings and loose debris must be bagged for pickup. During the off-season (May 1st through October 31st) residents are responsible for properly disposing of their lawn waste in the compost pit. Please be sure that trash isn’t mixed in with any yard waste. Lawn waste isn’t permitted in the trash dumpster.

Shoes and Shirts must be worn in all buildings, including the office and clubhouse.

The sewage plant is operated by management; its proper operation is important to all residents. To ensure proper operation, please refrain from disposing of the following items into the sewer system; cigarette butts, sanitary napkins, fruit, cooking oil, latex gloves, plastic, paper towels, or any other bulky items.
-
No golfing in the resort. This includes open areas near the lake.
-
No solar panels, hot tubs, or personal pools on individual sites.
-
One gas or charcoal grill is permitted per site. (Charcoal must be properly disposed of).
RV Park Model Sites:
-
One unit per site maximum. No additional RVs may be kept on the site.
-
RV’s may park in the road in front of the RV Park Model for up to 48 hours per 90 days to load or unload. No slide-outs can be out during this time. After 48 hours the unit must be moved into storage or moved off-site.
-
Periodic inspections will be made by resort staff to ensure that all sites comply with county codes, state codes, and resort rules and regulations.
-
One satellite per site. The satellite must be mounted on the rear of the RV Park Model, or inside a landscaped area. Cables must be run behind siding, so they aren’t visible. Mounting satellites on poles in the yard is prohibited, and they will be removed and disposed of.

One TV Antenna is permitted per site provided; it’s attached to the RV Park Model, it’s smaller than 2’ in diameter, extends no higher than 4’ above the peak of the park model, and cables must be run behind siding so they aren’t visible.
-
Written approval by management is required for any improvements to the site or any construction; including any type of landscaping, shed, carport, roof, windows, steps, screened rooms, porches, or any other structure constructed on the property.
-
Gardening is not permitted on sites.
-
Tropical plants and palm trees are the only landscaping permitted in the resort.
-
Fruit trees are prohibited in the resort.
-
Hired contractors must hold a valid Highlands County License and must be insured, (this includes resort residents). A copy of the contractor’s license and insurance must be provided to the office before work begins.
-
No car or golf cart covers or tarps; November through April.
-
All driveways, walkways, and patios must be poured concrete. No patio or landscaping blocks are permitted.
-
No window AC units or pan roofs are permitted.
-
All irrigation systems must be kept in good working order with no leaks. If management finds a leak, broken sprinkler head, the system running during rain, or overwatering management will turn off the water going to the system and the water shall remain off until the issue is repaired. Management does not turn irrigation systems back on.
-
All irrigation systems must have a working rain sensor.
-
All cables, wires, and utility lines must be run behind skirting or underground. They must not be visible.
-
No Storage of any kind is allowed in any exposed area on your site. All tools, mowers, ladders, cement blocks, and similar items shall be stored in the RV Park Model or an approved shed.
-
All sites must be kept neat, clean & orderly.
-
All sites will be maintained by the resident. This includes keeping the exterior of all units in a clean and mildew-free condition and properly caring for roofs, gutters, downspouts, grass, landscaping, and walkways.
-
Landscaping and other exterior improvements need to be kept trimmed and neat in appearance twelve months a year. In the event, a resident fails to maintain the exterior of the site or unit, a fourteen days’ notice will be given to the resident, after this period has expired the resort staff has the right to come upon the leased premises at any reasonable time and perform maintenance as required. The resident will be held responsible for the cost of all maintenance work, this cost will include the rate for man-hours as well as an hourly rate for any equipment used.

The resort staff reserves the right of access to any site at any reasonable time for inspection and/or maintenance. The resort staff shall not be deemed guilty of trespassing for such entry. The resort staff shall not unreasonably interfere with the residents’ quiet enjoyment of the site while performing any maintenance.

Please leave your unit clean when departing for the summer, everything must be put inside the RV Park Model before leaving. Anything left outside will be disposed of before hurricane season begins. The RV Park Model owner may be charged for the clean-up of the site.
-
When closing up an RV Park Model for the summer, you may cover windows with a solid whiteboard, with no writing or no tape visible from the exterior. No other window coverings are accepted.
-
Anything that may blow in high winds must be removed from the site. Anything left out will be disposed of by resort staff at the owner’s expense.
-
A maximum of a two-foot ribbon of the lattice may be added to the sides of a carport, with a minimum distance of six feet from the ground to the lowest portion of the lattice. No other lattice is permitted.
-
No sun shades or screens of any kind are permitted between the RV Park Model and the road.
RV Sites:
-
All sites must be kept neat and orderly at all times. Absolutely no excess stuff outside of the rig.
-
Lots shall only be used for the parking of one Motor Home, Travel Trailer, or 5th Wheel in good condition. Units older than 10 years of age must be approved by management.
-
All sites are to be maintained by the resident.
-
Motor Homes, Travel Trailers, and 5th Wheels are not permitted to tie down to the site.
-
No drilling holes, painting, or modifications may be done to the concrete, utilities, or utility pedestals. If an RV resident has made modifications to the concrete, utilities, or utility pedestals they will be responsible for the full cost of the repair.
-
No planting or gardening of any kind may be on the site. All plants should be in a pot on the concrete and must be removed when departing the resort.
-
One satellite per site, the satellite must be placed behind the RV.
-
All reservations one month or shorter must park on the concrete pad.
-
All RV’s must be parked on a concrete pad from May 15th through October 1st.
-
A rubber doughnut must be used on all sewer connections.
Sheds:
-
All building improvements and sheds must have the appropriate Highlands County building permits.
-
The only freestanding shed allowed is a Smithbuilt shed.
-
Plastic snap-together sheds, such as those made by Rubbermaid or Lifetime, are not permitted.
-
The shed's peak must run parallel to the RV Park Models, with either a door or a window with shutters facing the road.
-
All sheds must be engineered and secured to withstand 150 mph wind loads.
-
Each shed must have a poured concrete walkway leading to it, along with a minimum of one-foot poured concrete wrap around the entire shed.
-
Sheds must be skirted to match the RV Park Model, with matching siding as well.
-
Sheds must have a minimum six-inch overhang on all four sides of the shed.
Landscaping:
-
Any improvements made to sites become a part of the site and stay with the site when the site is forfeited. This includes items such as, but not limited to; extra concrete and landscaping. These items cannot be put up for sale; they must be forfeited with the site.
-
All landscaping and building improvements require prior approval from management. Please submit a detailed diagram to the office in writing for review and approval.
-
Round-up & total kill products are not permitted to be used outside of landscaped areas.
-
Yards and landscaped areas must be maintained year-round. While residents are away during the summer months, they must arrange for a lawn service to maintain all yards and landscaped areas at all times.
-
Management-approved on-site poured concrete curbing is required around all landscaped areas. A minimum of 72” is required between all landscaped areas/structures for Resort mowers to pass through.
-
A maximum of three landscaped areas are permitted per site.
-
All trees and shrubs must be planted at least 72” apart and must be at least 5’ from the road.
-
Residents who do not comply with landscaping rules and regulations will be notified by management and must either make the necessary adjustments or hire a licensed and insured lawn service.
-
The resort is not responsible for any damage caused by resort lawn care.
Resale Guidelines:
-
All RVs & RV Park Model sales, which are going to remain in the resort, must be approved by management before selling.
-
To remain in the resort after a sale, RV Park Models must be brought up to current rules and regulations within one year of sale.
-
RV/RV Park Models must be in a clean and well-maintained condition to remain in the resort.
-
All landscaping must be up to resort landscaping rules and regulations.
-
All sites must have an irrigation system and a St. Augustine Flortam sodded lot.
-
All RV Park Models 10 years or older must be approved by management to remain in the resort for resale.
-
Potential RV Park Model Buyers must be pre-approved by the office before purchasing in the resort. Potential buyers are required to check in with the office a minimum of 48 hours before purchasing a unit to complete the required documents and allow management to perform a background check. New residents must meet all state rules, age requirements, and resort rules and regulations.
-
Any RV or RV Park Model sold without management consent may be asked to be removed from the resort.
Guests:
-
Guests are welcome in the resort. The hosting resort resident is responsible for registering and paying the appropriate guest fee before the guest’s first night in the resort.
-
The resort resident takes reasonability for the guest(s) throughout the duration of the stay in the resort.
-
A resident must accompany guests to all of the resort facilities and amenities including activities, the clubhouse, and the dock.
-
Children must be supervised by an adult when riding bicycles or walking around the resort.
-
Guests are not allowed to bring; boats, golf carts, or pets into the resort.
Pets:
-
Pets may be walked to designated pet areas on the roadways only. They must be kept off of other resident’s sites, resort trees, and sodded areas at all times.
-
Dogs are not allowed to urinate on any trees, landscaping, or sodded areas.
-
Dogs must be on hand-held leashes no more than five feet long while outside.
-
Unattended pets are not allowed outside at any time.
-
All pets must be registered with the office and have current shots and licenses, (Florida law requires rabies shots once a year).
-
No matter where your dog goes to the bathroom it must be picked up and disposed of properly (in dumpsters only, not in bathhouse or pool area waste receptacles).
-
Only two house pets are permitted per household.
-
No aggressive breeds are allowed.
-
Feeding & watering of stray animals is strictly prohibited. This includes cats and alligators.
-
No birds or outdoor bird feeders are allowed.
-
Any animal not abiding by resort rules or causing a nuisance to other residents will be asked to be removed from the Resort.
Golf Carts:
-
Golf carts are allowed in the resort provided the following circumstances are met:
-
Golf carts must have operating headlights and taillights to be used between dusk & dawn.
-
All golf carts must have a valid Certificate of Insurance.
-
Golf carts may be operated by licensed drivers only.
-
Operating any kind of motorized vehicle while under the influence of alcohol is strictly prohibited in the resort, this includes golf carts.
-
Golf carts may not drive or park on the grass.
-
Golf carts must be kept in good condition and well-maintained.
-
No gas golf carts are allowed.
Storage:
-
All car haulers, car dollies, and storage trailers must be put into storage within 48 hours after arrival.
-
Everything going into storage must be registered and fees paid in the office before being moved into storage.
-
Resort staff will assign storage parking spaces.
-
Adelaide Shores RV Resort is not responsible for any stolen or damaged property in the storage yard.
-
Items in the storage yard, not registered in the office will be disposed of by the resort staff.
-
The storage area is open Monday through Friday from 8:00 am to 4:00 pm weather permitting.
Resort Buildings & Amenities:
-
Residents are considered residents when they are listed on the reservation through the office. As a resident, feel free to attend events and use of the resort facilities. All events and all facilities are for our residents to enjoy.
-
The pool, tennis courts, shuffleboard courts, horseshoe pits, and all buildings are for the use of resort residents only. Registered overnight guests may use the resort’s facilities when they are accompanied by a resort resident.
-
All buildings and equipment in the maintenance yard are for employees only.
Exercise Room:
-
Use of the exercise room is for residents only.
-
Please wipe off exercise equipment after each use.
-
Swimsuits are not permitted in the exercise room.
-
Use equipment at your own risk.
Pool:
-
There are no lifeguards on duty at any time. Swim at your own risk.
-
Saving seats in the pool area is not allowed unless you are currently present in the pool area. This rule applies to regular days, pool parties, or events.
-
Rinse off at the pool shower before entering the pool.
-
All guests must be accompanied by a resident while at the pool.
-
Suntan products must be rinsed off at the pool shower before entering the pool.
-
Cover pool furniture with a towel before use.
-
No diving into the pool.
-
No glass in the pool area.
-
Please abide by all rules posted at the pool.
Laundry & Bathhouse:
-
Laundry and bathhouses are reserved for resort residents and registered guests only.
-
Promptly remove your laundry, clean lint traps, and leave the laundry room tidy after use.
-
Personal items such as clothes, soap, and shaving equipment must be removed from the bathhouses.
-
Hair dyeing in the resort bathhouses is not permitted.
-
Please follow all rules posted in the laundry rooms and bathhouses.
Boat Dock:
-
The boat dock is for residents only.
-
Swimming in the lake is prohibited due to the potential presence of alligators, snakes, and other dangers.
-
Use the dock at your own risk.
-
All boats must be registered with the office before being left at the dock.
-
Adelaide Shores RV Resort is not responsible for any injury, wildlife encounter, theft, or property damage that may occur at the dock.
Summer Residents:
-
In the event of a mandatory evacuation due to a hurricane or storm; the resort asks that all summer residents be prepared and have an evacuation plan in place.
-
The resort does not have a storm shelter and cannot remain open during storms.
-
In the event the resort closes; it will reopen when electricity has been returned to the entire resort, the water is tested for safety, and the resort has been deemed safe by local officials.
-
The clubhouse, bathhouses, and laundry rooms will be closed from May 1st to October 31st.
-
Amenities may not be available from May 1st to October 31st.
